The perfect mix of waterfront living and historic-inspired charm

Since the first family moved in back in 2015, Moss Landing has become an intrinsic part of waterfront living in Washington.

Phase one of the development included 36 single family homes and all but five have been completely constructed. Two homes are currently available and can be found along Water Street, while the other undeveloped lots provide endless possibilities and customization options for the families that will eventually plant roots along the Pamlico. 

The available floor plans in Moss Landing feature two, three or four bedroom homes with unique layouts and carefully constructed architecture, plus direct access to the boardwalk and waterfront. The neighborhood is located within walking distance of the Estuarium and downtown Washington for endless community immersion. 

“What’s been really special is we’ve effectively extended the historic district out to the water when it wasn’t originally. For us to have such a treasured site with the river and walkability, it was just kind of the perfect recipe. Our goal was to have all the homes fit in with the historic district. Even though they’re new, we wanted to honor the location and have them match,” said Jim Wiley, president of Beacon Street Development. 

Beacon Street Development purchased the land on which Moss Landing now sits in 2013. A few structures already existed on the property prior to Beacon Street’s involvement but all single homes in the area are through the developer. 

Phase two of Moss Landing, referred to as Moss East by Wiley, will be a continuation of phase one and will occupy the land formerly home to Builders First Source. 

“Moss landing used to include all the property that we’ve developed and the property where Builders First Source used to be located. There was about 15 acres of property that ran all the way down with logs coming by train and water,” Wiley said. 

Moss East will begin adjacent to Moss Landing at East Water Street. The development will stretch toward Charlotte Street with the overall design matching the historic aesthetic of the homes around the development. Similarly to Moss Landing, Moss East will feature parks and sidewalks to encourage community use and promote an active downtown lifestyle. 

“It’s very much keeping with how Moss Landing was developed in terms of walkability. It connects back into the existing historic district so there’s Brown Street that comes into the site and all this is extending the interconnectivity of the existing downtown area. It will seamlessly feel like you can walk through it and enjoy it just like you would the rest of the historic district,” Wiley said.
